What Is The Difference Between Exclusive & M.L.S. ?

As a Real Estate Broker, I often get asked about the difference between Exclusive & M.L.S. listings. Quite simply, an exclusive listing is one that is ‘not featured on the multiple listing service’ (aka www.realtor.ca).

Sellers Have a Choice – Most properties will surely benefit from the exposure provided by the multiple listing service.  However, there are certain times of the year and unique or niche markets and specific properties (like luxury Muskoka waterfront, commercial offerings, etc.) where an exclusive listing may be the better choice.  Marketing will play a key role in these situations so working with a Realtor who knows the market and invests in your listing will be crucial for success.

 

Here are some of the benefits of an exclusive listing:

Privacy – As a seller you will have more control over who is viewing your property. All inquiries would be directly through your Realtor, who should then be attending with only the most serious and qualified buyers.

Confidentiality – Both sellers & buyers can benefit from an exclusive listing and sales process.  Further, sellers can always opt not to have any For Sale or Sold signs installed on their property.

Co-Operation – It is of utmost importance that a seller not lose out on any opportunities to have showings and receive offers for their properties. With an exclusive listing the listing agent/brokerage acts in an exclusive capacity on behalf of the seller, but just like an M.L.S. listing, the seller can and should specify that they will co-operate with other brokerages. Excluding other Realtors and their potential buyer prospects just doesn’t make sense!

Be wary of those who would present the choice of an exclusive listing as an ‘extra special’ or ‘VIP service’ that only their brokerage will know about. Get the facts and ensure that you work with a professional Realtor, one who is experienced with exclusive listings, and who will always act with only your best interests in mind.
